Is your septic tank backing up? | 24 Rooter explains how to maintain your septic system.

If your septic tank and system is backing up in Yakima WA we may be able to help you better understand how to maintain your septic system to reduce costs of pumping the septic tank all too frequently. 

Here Are A Few Quick Tips

1. Make sure you have easy access to your septic tank lids. Often they are buried and not very easy to access on a regular basis if they have to be dug up every time. We would suggest installing septic risers to make access easier.

2. Check the thickness of the solids floating in the tank every 6 months. Once the solids become 4-6 inches thick, the septic tank should be pumped out. For a single family home, this is usually every 2-3 years.

3. Use septic treatment in your tank every 2-3 months and fill out your calendar in advance to help you remember to do this. A cheap and effective alternative to store bought treatment solution is sugar and yeast. Combine equal parts active bread yeast and sugar in a cup of luke warm water (a tablespoon of each is fine) and stir it together. Leave the solution setting for 5 minutes to activate. Flush the solution down your toilet. This creates an enzyme in your septic tank and your plumbing drains, which eats away at the solids and prolongs the life of your septic system.

4. Limit your use of bleach! If you are on a septic tank, you do not want to use too much bleach as it will kill the good enzymes that are in your tank. A safe alternative to bleach is Oxyclean. Once you learn to use Oxyclean properly you will probably never go back to using bleach anyway. Oxyclean works by oxygenating soils and stains without harming and breaking down your clothes. Not only will it clean your clothes very well but it will also not effect the good bacterias in your septic tank while having an effect on your entire septic system like a small sewage treatment plant.

5. No powder soap! Always use liquid soaps for you laundry and dishwasher. Powdered soaps don't break down completely and they will clog up your drain pipes and the baffle in the septic tank. If you have a water softener, powdered soaps tend to break down better but it isn't worth the risk of having a clogged drain.

6. Use septic safe toilet paper! All to often I see septic tanks that appear to be WAY over due for pumping. When I ask the homeowner how long it has been since the last time the tank was pumped they often say "maybe 4-5 years?" WOW....the septic tank will actually look like it hasn't been pumped out in 15-20 years! Sorry folks, the triple ultra thick and ultra soft toilet paper will wreak havoc on your sewer line and more importantly on your septic tank. If it doesn't say "Septic Safe" on the package....don't use it. The paper will not break down with non-septic safe papers, even with treatment. Therefore it builds up in the tank rapidly and causes the tank to prematurely have to be pumped causing you extra costs of having the septic tank pumped out. Or worse yet, if the tank is neglected and you forget about pumping the tank out the solids in the tank will build up to a level where they are making their way out into the drain field. Once your drain field is plugged with solids coming from your tank you may as well prepare to spend Tens of Thousands of Dollars to have your drain field replaced.

Plumbers in Yakima WA discuss some common issues with failing hot water heaters.

As a Yakima Washington plumber I am always receiving calls involving issues with hot water heaters. Some of the most common questions are.....

     1.) Why does my water heater run out of hot water in the middle of a shower?

      2.) I have good hot water everywhere else in my house, but not at the tub or shower?

      3.) I have no hot water at all?

Water heaters come equipped for gas or electric. Depending on your heater there are several troubleshooting techniques for each type.

Electric Water Heaters:

   Electric water heaters have upper and lower thermostats that are connected and "speak" back and forth to know which element to heat up. The lower thermostat and element is the "workhorse" sort o' speak.

   If the water at the top of the tank is hot, the thermostats tell the upper element to shut off and the lower element heats the water at the bottom of the tank. The upper and lower elements never fire at the same time.

   As hot water is being used in the house, the hot water is exiting through the top of the tank and into the hot water pipes in the home. As new cold water is coming into the tank, it replenishes the hot water that  is exiting the tank.

   Although the cold water connection is located at the top of the water heater, there is a "Dip Tube" in the cold side which is a plastic tube pipe which allows the new cold water coming into the tank to enter into the bottom of the tank. Hence, all of the already heated water in the tank is being pushed from the bottom to the top.

  All water heaters are also equipped with Temperature & Pressure relief which opens up in the event of the water overheating or if the pressure inside the tank exceeds a preset PSI limit.

Lower Element of a Water Heater

WARNING: Working around water heaters can be dangerous. If you don't feel comfortable working around electricity, stop and call a Yakima WA Plumber. I would not suggest going any further than the reset button on an electric heater unless you are a trained professional.

No Hot Water At All. 

Resetting The Water Heater.
   Locate the breaker panel in your home and turn off the breaker/breakers labeled Hot Water Heater. There will be two access panels for the upper and lower elements and thermostats. Remove the upper panel being mindful not to touch any of the wires. Use a volt meter and carefully check the top 2 wires coming into the top of the thermostat to be sure the breakers were labeled properly and that the power is completely off.
  Once you are sure that the power is dead coming into the heater, remove the protective plastic cover over the upper thermostat. There should be a Reset button in the middle of the thermostat. It is usually colored red. Push the reset button.
   Now return to the breaker panel and turn the switches back on. Now return to the heater and very carefully check with a volt meter to see if you have 220 to 240 volts coming into the heater from the same 2 wires coming into the top of the upper thermostat. If you now have the proper volts coming into the top 2 wires, make sure the room is very quiet and listen carefully to the tank to hear if there is a faint hissing sound in the heater.
  If you hear the hissing sound: your heater problem has been resolved. Turn the power to the heater back off and return to the heater to put the access panel back together. Then turn your power back on.

 If you do not hear this sound: Now is a good time to call a Yakima plumber to check your heater for you. Without experience you should never go any further than checking the reset button.

Plumbing, Drain & Sewer Cleaning in Yakima, WA | What it takes to successfully unclog a sludge plug

A scene from last night's monster sludge plug in Yakima. A sludge plug happens when the sewer line has sunken in the ground over the years and creates a trap where the waste builds up over a long period of time and eventually clogs up the main drain line.

 Snaking a sewer line with a "sludge plug" can take up to 5 hours sometimes to get it to clear, and some have taken up to 12 hours! What makes this situation so difficult is that the sludge has to be pulverized to a point where it is almost liquified before it will flow through the dip or sag in the line. Sometimes a good plumber will be able to tell if it is going to be more cost effective to continue snaking the line in hopes that it will clear before the cost to the customer becomes too expensive....or bring in a Hydrojetter to finish the job. In this picture from last night I was able to get the line flowing at 2.5 hours, which was cheaper than jetting the sewer line. After the line cleared we filled up the bath tub with hot water twice to ensure any remaining debris was cleaned out of the pipe and into the City sewer line.
  A lot of the main drain lines in Yakima are very old, so although it isn't an every day occurrence to encounter a major sludge plug, it isn't uncommon to see this sort of problem. However, even though this sort of plumbing problem is something that will have to be fixed at some point, a sludged main line is not as bothersome as a root problem and once the line is snaked out and cleared it will usually last much longer in-between  periods where it needs to be snaked compared to root problems.
